Terms & Conditions

The properties known as Ivy House bed & breakfast & self-catering accommodation are offered for holiday rental subject to confirmation by Mr and Mrs Sutherland (the owner) to the renter (the client).

Weekly lettings are normally from Saturday (17:30) to Saturday (10.00). If a late arrival is expected, please advise. For bed & breakfast lettings, check in time is (17:30) and check out time is by (10:00). The owner shall not be obliged to offer the accommodation before the time stated and the client shall not be entitled to remain in occupation after the time stated.

The maximum number to reside in the property must not exceed the number as stated in the owner's website, unless the owner has given written permission.

To secure reservations, a 20% deposit is required at the time of the booking with the balance to be paid at least 4 weeks before the commencement of the rental date. For reservations made within 4 weeks of the commencement of the rental date, payment is required in full at the time of the booking.

Cancellation Policy

More than 4 weeks before the start of the rental period - deposit non refunable (where payment has been made in full, the difference between the deposit and the full amount will be refunded to the client).

Less than 4 weeks before the start of the rental period - no refunds will be given.

The client is strongly recommended to arrange a comprehensive travel insurance policy ( including cancellation cover) & to have full cover for the party's personal belongings, public liability etc, since these are not covered by the owner's insurance.

The client agrees to be a considerate tenant & to take good care of the property & to leave it in a clean & tidy condition at the end of the rental period. The client also agrees not to act in a way, which would cause disturbance to those, resident. Guests are kindly requested not to disturb other tenants or neighbouring properties by loud noise or music.

The client shall report to the owners, without delay, any defects in the property, or breakdown in the equipment, plant or machinery, or appliances in the property or garden, & arrangements for repair &/or replacements will be made as soon as possible. Articles damaged or broken during your stay should be replaced like-for-like, we hope that you will notify us of any damages or breakages however small so that we are aware and can replace the item in time for our next guest.

The owner shall not be liable to the client for any temporary defect or stoppage in the supply of public services to the property. Nor in respect of any equipment, plant or machinery or appliance in the property or garden, for any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or any other matters beyond the control of the owner. Nor for any loss, damage or inconvenience caused to or suffered by the client, if the property shall be destroyed or substantially damaged before the start of the rental period, and in any such event, the owner shall within 7 days of notification to the client, refund to the client all sums paid previously in respect of the rental period. Under no circumstance shall the owner's liability to the client exceed the amount paid to the owner for the rental period.

The owner shall not be liable for accident or injury, however sustained on the premises or gardens by the client or by members of their party or guests.

This contract shall be governed by English & French law in every particular including formation & interpretation & shall be deemed to have been made in England. Any proceedings arising out of or in connection with this contract may be brought in any court of competent jurisdiction in England or France.
